Scheduled Home Checks On A Monthly Home Watch Plan

 

• Conduct scheduled interior and exterior visual property checks

 

• Check doors and accessible windows for obvious problems

 

• Close an accidentally left-open garage door when authorized

 

• Lock accessible doors found unlocked when authorized

 

• Check for obvious signs of unauthorized entry, damage, or unusual activity

 

• Photograph and document noteworthy conditions

 

• Send the homeowner a visit report with photos

 

Water & Plumbing Checks

 

• Look under accessible sinks for visible leaks

 

• Check around toilets for visible leakage

 

• Visually check the water heater and surrounding area for leakage or obvious malfunction

 

• Check for obvious water intrusion or standing water

 

• Shut off the home's water in an apparent emergency when the homeowner has provided authorization and shutoff instruction

 

A/C & Home Systems

 

• Verify the thermostat reading and setting

 

• Confirm the home appears to be cooling

 

• Note unusual temperatures or obvious HVAC problems

 

• Observe readily apparent power or electrical-service issues and notify the homeowner

 

• Notify the homeowner when professional service appears necessary

 

Pool & Exterior

 

• Visually check pool/spa condition and water level

 

• Note obvious equipment leakage or apparent equipment problems

 

• Observe landscaping and irrigation for obvious problems

 

• Check for visible storm or wind damage

 

• Check gates, fences and exterior areas for obvious changes

 

Mail, Packages & Deliveries

 

• Retrieve mail when authorized

 

• Move delivered packages from the porch into the home or another designated secure location

 

• Check for notices, door tags or unusual correspondence

 

• Accept or provide access for scheduled deliveries when arranged in advance

 

Vendor & Service Access

 

• Meet authorized HVAC, plumbing, pool, appliance and other service providers

 

• Provide authorized property access

 

• Remain at the residence while a scheduled vendor performs work when requested

 

• Photograph completed work when appropriate

 

• Report the vendor's arrival/departure and observable completion to the homeowner

 

Arrival & Departure Concierge

 

• Perform a pre-arrival property check

 

• Adjust thermostat to the homeowner's requested setting

 

• Turn designated lights on/off

 

• Check refrigerator/freezer operation

 

• Place approved deliveries inside

 

• Perform a post-departure check

 

• Confirm designated doors and garage doors are closed and locked

 

Vacation-Rental Support

 

• Serve as an owner's local contact when separately agreed and legally appropriate

 

• Respond to a property following an owner/guest/neighborhood complaint

 

• Communicate owner-provided instructions to guests when appropriate and authorized

 

• Document excessive noise, parking, property condition or other reported problems

 

• Notify the owner of apparent violations

 

• Verify whether the property appears occupied after the scheduled checkout time

 

• Contact appropriate authorities when circumstances warrant

 

WHAT WE DO NOT DO

 

River Guardian Home Watch is not a security or law-enforcement service, property-management company, home-inspection company,

or repair contractor.

 

• Physically remove or evict occupants or guests

 

• Threaten, intimidate, detain, search or confront individuals

 

• Represent ourselves as active law enforcement

 

• Provide security-guard or patrol services

 

• Guarantee prevention of burglary, theft, vandalism or property damage

 

• Diagnose or repair HVAC, electrical, plumbing, pool or appliance systems

 

• Perform licensed contractor work

 

• Perform professional home inspections

 

• Collect rent, security deposits or rental payments

 

• Negotiate leases or rental agreements

 

• Select or screen tenants

 

• Make purchasing or repair decisions beyond the homeowner's written authorization

 

• Enter occupied properties unexpectedly except when specifically authorized and legally permissible

 

When a condition requires a licensed professional, emergency service or law-enforcement response, our role is to observe, document, communicate and coordinate - not perform work outside the scope of our service.
